MLS data and Zillow data sometimes diverge. This may be because of the differing methods of analysis, dissimilar definitions of “single-family dwelling,” varying geographic boundaries of cities being measured, diverse property types being included in the analysis, and/or the inclusion of non-MLS sales in Zillow calculations. What is most meaningful are the trends illustrated in the charts.
